Q. I've sold or otherwise transferred title on my week. How do I get the dues billings sent to the new party?

Answer

It's simple. Your deed must be recorded at the Grand County courthouse. Call the Grand County Clerk and Recorder for instructions at 970.725.3347. When you receive the recorded deed back from the county, you must send us a copy. Only a copy of the recorded deed will be accepted as ownership change.

Q. I want to sell my week. Any advice?

Answer

There are a number of excellent resources to help you when you decide to sell your unit. The internet has literally opened up a worldwide market to you for a very small cost, so take advantage of it and don't just stop at ebay. Two very informative sites to look at are: www.tug2.net and www.tstoday.com There you will find lots of helpful tips.

Many communities have local publications like the Thrifty Nickel and the Pennysaver, look around where you live for these inexpensive opportunities to promote your property.

But beware! There are still unscrupulous operators dealing in timeshare resale's. Be very leery of anyone, or any company, who wants money out of your pocket, whether it's a ‘marketing fee' or a so-called ‘appraisal', too many times it's money wasted.

Allegiant Management, LLC does not handle resale's for owners at this time.

Q. How do I deed my week back to the association?

Answer

Your timeshare week is a fee-simple deeded property and may not be deeded back to the association without the association's permission and acceptance. The association has agreed, however, that it will take back your week under the following conditions: 1) your dues must be current, 2) you must send a letter of request for the association to accept your week, accompanied with a check for an additional full year's dues to defray the cost of resale. No other terms or method are available to deed the week back to the association.

Q. I want to rent my week. What's the best way?

Answer

The best way is to rent it yourself. That way you're not paying commissions and can look for a full week's income. Talk it up among your friends and your social groups. Find inexpensive advertising on the internet and local free newspapers. Start early and be persistent. Allegiant Management, LLC does offer rental services. Follow the links below to your home resort's website and look under the button marked, ‘owner's advantage', for the rental form and directions.

Q. My dues went up a few dollars. How come?

Answer

Like any business, the homeowner's association expenses continue to rise. Every effort is being made to run your vacation home efficiently but every year there is that cost-of-living upwards creep that must be taken into consideration. Most associations have built-in annual adjustments to their dues to counter utility and operating expenses that increase every year.

Answer

There are numerous trade options around the world. Your resort is affiliated with one or both of the two major resort companies, RCI and Interval International. Q. When is Check-In?

Answer

You may check in at 4pm on the first day of your week. We try to have all units ready by that time. Even during peak busy seasons there is rarely a wait. In that unlikely event we hope you will understand.

Owners in good standing will receive their key cards in the mail a few days in advance of their arrival. This will allow you to go directly to your unit any time after 4pm. The key cards will not work before this time and will expire at 10am on the day of your departure.
